Sprints and
clash control
We break the design down into small parts and organize them into sprints within the process. Each sprint is followed by a series of clash control sessions. A Boltt specialist receives all the component models from the parties involved, merges them in Solibri, and performs a clash detection check on the models. The actions resulting from the issues are distributed among the construction team in BIMcollab, and we strive to keep the clash control session as efficient as possible: we discuss only the main issues.

Rotterdam
Boltt managed the BIM process for contractor J.P. van Eesteren. The structural model created by Pieters Bouwtechniek was imported in IFC format and integrated into the architectural model. Both models were then adjusted based on a point cloud and the contractor’s as-built measurements. This BIM model subsequently served as the basis for managing suppliers and integrating Nike’s fit-out package. As BIM coordinators, we managed this process and ensured that the BIM model was used efficiently and effectively.

The new design for the redevelopment of the former Fortis buildings was a complex challenge in which BIM played a crucial role. As the lead coordinator of the BIM process, we devised a suitable BIM strategy, conducted clash detection sessions, and identified conflicts using Solibri and BIMcollab. Thanks to this intensive collaboration and the use of BIM, we were able to easily reach agreement with all involved construction partners, the contractor, and co-creators. And that glass canopy has become a beautiful eye-catcher!

For the new construction of two residential towers in Katendrecht, Rotterdam, we collaborated with Heijmans as part of a construction team. Thanks to our extensive experience with BIM processes, we served not only as the coordinating architect but also as the BIM process manager for this project. The end result was an efficient and lightning-fast design process that led to the issuance of a planning permit in less than 8 months.

As the local co-architect, Boltt assisted the American architectural firm Studio Gang with navigating all permitting procedures and developing the comprehensive structural design in BIM. To ensure everyone was fully involved, we presented the choices and adjustments that needed to be made during the biweekly steering committee meetings, which included Kroonenberg Groep and NEOO. This allowed the client to contribute ideas early on regarding technical aspects that determine the building’s appearance and potentially its long-term management. And we were able to identify certain issues at an early stage, demonstrate the consequences of a change, and seek solutions within the team. For example, together with the structural engineer, we devised an assembly system for the precast concrete facade elements—a smart, workable, and efficient solution.
